Housing Crisis in Sweden ?

Post by Gedigedi » 16 Nov 2010 19:57

Wow, You Swedes sure are lucky, the ones who have their homes sorted out. Only of recently I have realized how difficult it is to find a decent apartment in Stockholm, and if you do it's for limited time. How do you guys do it ? Sign up for the waiting list when you start grade-school ?

If you by any chance you are a rich landlord with available an apartment let me know. I'll buy you a beer and bake some cookies and pay you monthly.

Thanks.

P.S.

I'm new here, Hi!

Historically you do it like this.

1. Find an OK apartment in an OK location is not so OK shape
2. Buy it @20k/sqm, finance it with 95% debt, renovate it cheap but in line with middle-of-the-road style, sell the apt @ 35k/sqm. Now you made a profit, push forward taxes and buy another apartment.
3. 10 years later you have a bigger place in a better location and have a lower debt ratio.

What you do today is a different story. Now the entry ticket is 40+k/sqm for almost anything.....

I'd like something central I guess..but that's obvious and everyone wants that. I don't mind a commute though, but not more than an hour for sure. Those who search find it.. right ?!

Typ get an apartment in a nearby municipality, e.g. Solna (7 min to Stockholm Central with train), Sundbyberg (8 min), Älvsjö (8 min), Huddinge (15 min), usually easier to get an apartment there.
